Ponte Mellor Architects provided professional architectural and interior design for a comprehensive renovation of common areas and management offices for Fairfax Towers Apartment Building in Falls Church, VA, a 14 story, 450 unit, luxury apartment building. The scope of work included re-planning of the main entrance, concierge areas, mailroom and public meeting spaces while creating an upscale image with premium finishes.
In addition to the common areas, a "fireside lounge" was built in space that was formally used as storage area. Tenant amenity spaces were also re-designed to include lease space for a dental office, hairdressing salon, dry-cleaning services and travel coordinator's office. Design solutions were presented with several alternate options based on the budget requirements and phasing of the work. A new "air-lock" vestibule was designed and implemented with automatic operation to meet ADA accessibility requirements.
Finishes included new flooring consisting of marble at the entry areas and carpeting for the offices and corridors. Lighting was replaced and re-configured using a combination of downlight and wall sconce fixtures. The project was finished on time and to budget. Ponte Mellor Architects worked closely with the building management to ensure the quality of the finished product.
