Ponte Mellor Architects, Ltd. was selected by Eastbanc to develop the design for a mixed-use retail and residential redevelopment of a historic building located on M Street NW in Georgetown, Washington DC. Although the project is only about 10,000 sf overall, it involves a complex set of challenges to achieve a doubling of the existing building FAR.
The project involves the restoration of the original wood frame historic building fronting M Street and the addition of a new steel frame structure behind, extending to the rear lot line. The project must comply with Washington DC Fine Arts Commission regulations administered by the Old Georgetown Board (OGB). The front façade is to be restored to historic appearance above the storefront level with involves the creation of historic replica windows and as much of the old masonry structure as possible is to be retained. The building backs into a substantial hillside, requiring two levels of excavation at the rear of the property to provide a total of 3 levels of rentable retail space, one above M Street grade and one below. The residential component of the project occupies the third and fourth floor levels and is partially in the historic structure and partially in the new structure. Code compliant egress and elevator access are being added at the rear of the building. The project is scheduled to be built in 2008.
